Repair or Replace? How to Read the Signs on an Aging Shingle Roof

The most common roofing call we get around Reisterstown and Owings Mills is a homeowner who found a stain on the ceiling and wants to know if they need a whole new roof. Sometimes yes, often no. Here's how we tell the difference.

A repair makes sense when the roof is under fifteen years old, the shingles are still flexible with good granule coverage, and the leak traces to a single failure point: a cracked pipe boot, a lifted flashing at the chimney, or a few wind-damaged shingles. Fix the point of failure and the roof has plenty of life left.

Replacement is the honest answer when shingles are curling or losing granules across the whole roof, when there are multiple leak points, or when the roof is past twenty years and repairs would only be buying time. A new roof with ice-and-water shield, proper flashing, and ridge ventilation is a twenty-five-year decision.

Either way, ask for a roof inspection with photos. You should be able to see what the contractor saw and understand why they recommended what they did. That's how every TrueCraft Contractors roof estimate starts.
